Definitely better than the past reviews made the place out to be. They have a new owner I believe. She's nice and very understanding. The room was definitely good and It was absolutely spotless.

When I leave reviews for any business I always factor in the price. That's why I give it 5 stars. They had some if the lowest cost in the area and provided a good experience. Obviously compared to like a few hundred dollar a night hotel, this establishment may not have as much to offer. But like I said a hundred times. For the price it would be hard to find a better establishment.

We’ve stayed at University Inn Carbondale before and had a great experience, so we were excited to return. Unfortunately, I came down with pneumonia and couldn’t travel. Even on the day of, they were incredibly understanding and allowed us to cancel our reservation. Their kindness and exceptional service mean so much to us, and we look forward to staying here again soon. Highly recommend!

Room was dirty... Not trashed but not clean. Keep in mind I have ocd and I probably have higher standards than your average bear but I'm trying to be equally as candid as I am unbiased so... Room itself was alright, heater /ac was on its last leg, there was a hole in the bathroom door where it appeared to have been either kicked by a really tall guy or punched by a really short guy....possibly girl but I'm leaning towards guy. Let's see oh yeah they have people that work there including the front desk but instead of dealing with the people physically there with you they make you use this strange kiosk with a cringe worthy name dang what was it called... Anyway I just remembered feeling like I could have come up with something better if I got lit on fire, fell 2 stories out of a window, and then been hit by a bus. And it's not automated there's Indian folks on the screen so they're still paying people which defeats the whole point of the kiosk imo but hey what do I know about running a business I only went to college for it. Ok sub par cleanliness, WWE style door, kiosk... Oh last but not least. After rhetoricallly asking if they had a vending machine because it's completely visible from the front desk, I was shocked when they said they didn't have one... Oh BTW the kiosk people couldn't help me so I had to call someone which means press 0 and wait 5 minutes for someone to answer just to be told they don't have something that you're literally looking at 6 feet away from you. Then after finally admitting that I wasn't hallucinating and yes there is a vending machine I was told for no apparent reason that although it exists and is 6 feet away and functional I'm just now allowed to use it. Keep in mind they have nothing else in the hotel, the closest and only store within walking distance is dollar General and it closes at 9pm. So definitely bring your own food and beverages because the only vending machine in the entire building that's clearly visible from the front desk - it's not for paying customers. Lol i mean come on it kills me when people act like if they do something so small and insignificant as taking my dollar and putting it in the vending machine and handing me a soda - something so profoundly adventurous as that - they act like their first born child's life is at stake and they just absolutely refuse to do such a crazy and bold thing. Risky business, I think not lol. We're all just human, try to keep that in mind and food for thought the next time you're "just doing my job" or "just following orders".... So were the Nazis. Just live a little from time to time and get the customer the soda even if it means you're "breaking the rules" because guess what some rules are bogus and downright wrong so don't sell out and go against your morals for some greedy company that only cares about you within the scope of your employment like you're some replaceable pawn in this game of Life. Thank you for attending my Ted talk be safe now bye bye

Stayed here for 2 nights $65/night. Beds were comfortable, room size was fine. The buttons on the A/C were broken which was annoying and there were not enough power outlets. Other than that this is a solid place to stay especially for the price.

This is not a bad hotel if you know what to expect. I’d say it’s a solid 3 ⭐️. The location is about 8 min from campus. The neighborhood looks a bit sketchy but not more then the rest of the surrounding neighborhood around campus. Checkin was easy and done via a remote worker on a kiosk which I thought was hilarious but cool. This person was very polite and helpful. My key didn’t work at first and had to go back to the lobby to get it fixed. There was a long line by now but a woman came up and asked if we needed help and fixed the key. She was awesome and helpful. The room was decently clean at least where it mattered was nice and clean. You can tell they are not going in and doing detailed deep cleaning so just beware of that if your OCD on spotlessness. The bed was comfortable, and the pillows were decent. The shower was great, had very hot water and good water pressure. The room is decorated nicely and has the ability to log into your Netflix account. I actually booked my room through AirBnB and it was a lot cheaper than booking through the hotel and no security deposit fee to put down. I would stay again.

I stay here when I come down to visit my kid at the University. I've stayed here about 10 times. I like that there is no carpet on the floors, the rooms always smell clean, and the bed is clean and comfortable. Definitely is no luxury hotel but it does the trick when I don't plan on spending a lot of time in the room. I will say that out of the 10+ times I have stayed here I think the TV has worked right twice. I typically fall asleep with the TV on, so I find it really annoying. Also the whole video check in at a kiosk was not good. There's fountains in the background and it's very hard to hear the person that's talking to you. Not sure I will stay here again. This trip my toilet was not working correctly, and even though they say to call zero if you need assistance, I called about seven times and nobody answered. I finally went back and told kiosk man. They eventually did fix it.

just because it’s a cheaper hotel doesn’t mean you don’t need to clean the rooms and keep up on maintenance issues!

Ants!!! ANTS EVERYWHERE!!! I had to throw out my candy, toothbrush, coffee, and drink because ants invaded and were crawling all over the stuff. Even found some IN the bed on me when I woke up to go to the bathroom.

Took a shower (at least it was hot water) and within 15 minutes of walking on the bare floor, the bottoms of my feet were black.

The air conditioning either didn’t work or it was on cold and high freezing us out the entire stay. The buttons were all missing/picked off and some of them didn’t even work.

TV doesn’t work either. Plugs in bathroom don’t work. The coffee maker was dirty and still had coffee from the previous person in it. Trash splashes on the wall were the bathroom trash is. Walls are dirty, cob webs in the corners, floors were filthy, the bathroom door jamb was coming apart… I really could go on but you get the point.

There were dogs allowed to bark well into the night. Even when I asked the desk clerk, who is on a screen somewhere- not a person face to face, they did nothing. Oh and a large group of people BBQ’ing in the parking lot at 10pm.

So… save your money and go somewhere else

ETA: I spoke with Melissa/Marissa the morning I checked out about the issues. She stated she would refund our stay. Not only did they NOT refund our stay, they charged us the $100 DAMAGES DEPOSIT!! So.. $275 for two nights. I could have stayed down the road for the same price. Multiple phone calls later and still no answers.
