The managers at the campground are wonderful caring people. They are proud of their location and are working to make it more visually appealing to campers. That being said, 80% of the sites house full-time residents. One half of the park is full-time tiny house residents. The managers love the community and the residents we met were very nice people. That being said, there is a lot of old boat trailers and RVs which seem to be abandoned around the campgrounds. Some full-time residents do not keep up their surroundings.

We had a pull-through 50 amp full hookup site on grass. There were bare patches of dirt so when it rained it was hard to keep the dogs from tracking mud into the trailer. Power was stable and water pressure was good. There is an area that the managers call the group camping area on the east side of the park. There is abandoned construction equipment and manager said they were working on cleaning that area to make it more group friendly. Those back-in sites are 30 amp with water and sewer. There are a couple full-time trailers back in this area too.

The clubhouse had an oven, refrigerator and various appliances that were available to all campers. Just clean up after yourself. The community held a movie night and one evening was dedicated to a community birthday party. Should you want to group camp here, the clubhouse is available for personal use. There are some folding tables and chairs available too. The showers were in good condition. There is a laundry room, pool, tennis courts and an enclosed dog run.

Driving off of Hwy 12 onto Brannan Island Road is the most direct route. Just be careful that some of the small communities along the way do not trim their bushes along the roadside. Since the road is not very busy, at least during wintertime, it was easy to drive over the middle line to avoid scratching the trailer.

Pros: very friendly neighbors, lots of shade, located right on the river with some beautiful views, friendly staff.

Cons: horrible management. The laundry facility is unusable as nearly all of the machines are broken and have been for months; even the ones that do “work” don’t get your clothes clean and you’ll likely have to wring your clothes before putting in one of the barely working dryers. Do not come on busy weekends as the power will likely go out for most of the day (especially bad on hot days). They were told long ago by PG&E to update their system but that hasn’t happened. Wifi doesn’t work. Water quality is terrible. It’s either cloudy and brownish/yellowish or it’s more clear but smells strongly of bleach (and that’s after running it through multiple filters). As I write this the water has been all day since they shut off the water to fix a leak in the main water line; that would have been fine if they’d given any kind of notice! But as usual there was none. The worst part is that if you bring any of these issues up with the owner he just plays dumb as if there’s nothing he can do about it. If this place had just halfway-competent management I’d give it a 4 star but that just isn’t the case.

The park is well kept and the staff is really nice. The pool was clean and but the rec room is a cluttered mess. The showers could use a good scrubbing especially under the floor mats. The one issue we had was when we checked in we where given a bathroom code and told that the bathrooms where locked from 8 pm -8am and they were , with a pad lock! No toilets or showers for 12 hours. After a long hot day on the water a shower would have been nice. There are significant number "in residence" people, it gives the fell more of trailer park than a campgrounds and the number of camp workers seemed to out number the guests. I would return provided the locked bathroom issue was not at issue on our next stay.

The people running the place were really nice, we got a nice level spot for our trailer with some privacy, and the marina across the street was an easy place to tie up the boat while grabbing lunch back in the trailer. There's no boat launch here, but there's one around the corner on the river (Pirate's Lair) that was an easy in and out. We were there in winter, so things like the pool weren't a big draw for us, but for those with kids that stuff would be like gold in the hot months. We'll likely be back.

We had a fantastic time during our stay at Park Delta Bay. We arrived later at night, and they had affixed the map with a guide to our site at the entrance gate. When we checked in the next morning, the staff made us feel completely at home, and were extremely accommodating with any request we had. Our site (Row C) was level, spacious, and under a beautiful, shady canopy. ||||We took full advantage of the amenities, including the tennis courts, well-priced laundry, and an arcade game or two in the large rec room. It was a little too chilly for us to check out the pool, but we did enjoy the picnic tables under the tent while waiting for our laundry to be done. This was also when it became clear that a lot of new projects were being completed, with friendly staff painting away and checking to make sure we were enjoying ourselves.||||Each night, we made our way across the street to the fishing pier to relax in the fading light. This park offered perfect access to a little-known slice of paradise hidden away in California, and the sunsets over the delta were incredible every time.

We stayed 6 months while working in California. The park is quiet and the residents are friendly. The staff are amazing and are some of the hardest working people we've come across. The park is on the water and has boat slips and rent kayaks. The campground is clean and well maintained. They have a small laundry room with 4 washers and dryers. The washer are a $1.50 and the dryers are free. The meeting room was closed due to Covid but had a kitchen, tv, and a pool table. The pool is great in the summer.

The manager of the establishment is very greedy, a pathetic individual who is willing to argue over $5 all day long. I wouldn't want to deal with such an organization anymore, and overall, I didn't enjoy my time there and will never come back.

Park Delta Bay is a beautiful RV park with the most spectacular mature trees. They offer shade to all spaces. The grounds are clean and well maintained and the public restrooms are the best on the Island. The dog park is also well maintained and my dog loves it here. We have been here for 3 months now and it just gets better every morning when I wake to the sun rising across the corn fields. The Marina is right across the street with a fishing dock and a small store. Next door is a restaurant and small market. Last but not least. The REC ROOM, there is TV, pool, ping pong, and some video games. There is crafts and outdoor movies on the weekends. I am a very happy camper here!
