Whether you are going to the fair, wanting to get away some where calm,or just don't want to be in hectic Carbondale,stay here. I booked this B&B awhile back for the famous Solar Eclipse of 2017 because of it's location in totality.When looking for a place this one looked A+ and it's reviews. Upon arriving there early , they got us the room early. The entire staff are like your family and very nice and genuine.The outside ,building and grounds are clean,crisp and inviting. We watched the eclipse in the back with ever body and had a great time. The building has a comforting southern porch to sit and relax. There was a heat advisory and the inside was very comfortable and inviting.The architecture,layout and decor were very nice and easy to live in.The room had everything you need and the beds are very comfortable. One thing I must add is that everything was clean and meticulous. Very few places I have been, I would call cool, this is one of them.Everybody here could not be more accommodating or nice.Our breakfast in the morning was complete with juice, fruits, sweets as well as a great omelet served with hash browns and fresh varietal tomatoes .This B&B and everybody in it are exceptional and made our experience 100% .Thanks to all................

My son recently got married and there was no place local to house our wedding guest. We found Francies Inn and gave it a try. We were all very pleasantly surprised. The Inn is very cozy and exceptionally clean. The host went beyond in everything she did. We arrived very late after the reception and was able to go in find our rooms and set on the lovely porch and visit and unwind before retiring for the evening. Then in the morning we awoke to the wonderful smells of freshly prepared breakfast which was out of this world from the quiche to the homemade waffles, sausage,bacon,fresh fruit and juice and so much more. I would highly recommend this in to anyone traveling in the area and looking for a place to stay.

This historical home is so beautiful and the hosts could not be warmer or more welcoming. Each room is perfectly decorated and maintained with all the modern amenities. We really enjoyed our stay and breakfast was just delicious. There were too many special touches to list, but we hope to return again soon!

This was our first time staying at a B & B...I was a bit nervous about spending the money, but it was worth every penny! They treated my husband & I like family from the moment we arrived. They graciously let us check in an hour early & we felt completely welcomed & comfortable! The home & property are incredibly beautiful! Breakfast was absolutely delicious & we really enjoyed visiting with the other guests throughout our visit! We will definitely be back to Francie's Inn! We were in the area for our granddaughter's graduation from SIU. As all hotels in Carbondale were full, I branched out and glad I did. Deb was very welcoming. The decor is nice. The room was clean and bed super comfortable. Very quiet. Just a pleasant place to stay!

We had a fabulous time on this trip, with much of the credit to Debbie and Roland, owners of this charming Inn. Very warm, comfortable and inviting atmosphere. Breakfast each day was delicious and creative, our suite was roomy, relaxing and super clean! If I could give 10 stars, I would do so without hesitation.

My son was graduaying from SIU, I waited to long to book a place and I couldn't get a room in town. I booked this stay at the last minute and I'm glad everyone else was sold out. Comfortable bed, room cozy, the electric fireplace was just what was needed. Breakfast was eggs Benedict, served hot and delicious. Too bad we only had to stay the night. Parents this is the place to stay when your child graduates!

Our experience at Francie's was spectacular. Deb is an excellent host. The home is very relaxing. The breakfast was a gourmet meal. We will definitely come back. I highly recommend a stay here.
