Site Considerations & Practicalities

Several reviews mention the pull-through sites, which are noted for their width and ease of maneuvering. However, some guests have encountered minor challenges, such as the length of certain sites being insufficient for larger RVs (specifically 40’ fifth wheels) when the RV is unhooked. Parking sideways was necessary in some instances, though this was deemed a manageable inconvenience. It's crucial for prospective guests with larger RVs to confirm site dimensions beforehand. A reminder regarding the “No parking on the grass” rule is consistently mentioned, underscoring the park’s commitment to maintaining property appearance. The layout seems well-planned, with clearly marked sites and easy navigation.

Recommended Information for Prospective Guests

Before booking a stay at Backwater RV Park, it is recommended that guests:

  • Contact the Park Directly: To confirm site availability and ensure it meets their RV’s specifications, particularly regarding length.
  • Review the Park’s Website: To familiarize themselves with the full range of amenities, rules and regulations, and any seasonal rate changes.
  • Check Google My Business Reviews: To gain further insights into the experiences of other guests.

A nice place. The sites are all pull through and wide enough. Cable is a plus. They send a your information through email so you can even show up if the office is closed. The 200 row is a little short for our 40' fifth wheel if we unhook so I had to park sideways. Not a big deal but they state "No parking on the grass." Very convenient to freeway!

Absolutely not a resort, let alone the luxury resort the website promises! The amenity buildings appear to have been recently remodeled but the sites are very narrow with maybe 2 feet of grass between each site. Although not allowed, nearly the entire back "Lake View" area is permanent residents giving it more of a mobile home park vibe. There are no campfires allowed, even propane fires, and several other weird RV park rules in the 5 pages of "Guidelines" that are emailed. Two stars are for the bathrooms and laundry, they were nice! Due to the rude staff, we will not return and do not recommend for recreational use. The close proximity to the museums and capitol is the only draw.

The owners said that the park was supposed to get new bathrooms, laundry, and showers. Work started in June 2023 and was supposed to take 2 weeks, but come June 2024 and the old bathrooms that used to work are still torn apart. I do know the owners are planning on taking away the picnic tables and fire rings. They are planning on keeping utilities separate from lot rent. The owners are Mark and Joe.

This place is amazing. Full hookups. Clean bathrooms. The best camp hosts, and amazing walking trails. This is a hidden gem that won't stay hidden for long. They are adding more sites and plan to put in a pool this next year. Being gated it was super quiet. The small playground was perfect for our five year old. We can't say enough about how great this place was. We are coming back in the spring and fall of next year! Book here and enjoy your stay!

I have been roaming the country from Alaska to Florida and have never run into a place like this. This is a new park and they are just getting started but my guess is that it won't be long before getting a spot here will require planning way ahead.

I was heading from Georgia to Florida when my tow vehicle broke down on me with a blown turbo. I was towing a 38ft travel trailer and was dead on the side of the road with the family. Initially I called this park and was told they were full. I explained that I had broken down about 6 miles from them and really had no idea what to do. One of the owners said he would see what he could do and would call me back.

When they called me back not only did they literally make a spot for us but also offered to come and tow the trailer back to their park as well!

Once we got to the park they were more than accommodating, rides were offered since we had no way to go anywhere. They don't allow people to work on vehicles in the park but they found me a spot outside of the park where they said I could work on my tow vehicle so I could get it fixed.

Even some of the long term residents here were very helpful and assisted us in finding parts or tools to get back on the road again.

Long story short these people went WAY above and beyond to help my family and I when we were stranded. The park is extremely clean and well organized. The owners seem to be working day and night to get this place to where they imagine it should be for a new park.

Its not fancy by any means and the office doesn't have marble floors but its down home feeling and peaceful here. There are not a lot of RV parks I feel comfortable leaving my doors unlocked but this is one of them.

If you want to stay somewhere that the staff and owners really care about you and your stay I would say this is the place!

I wish the owners the best of luck with your new RV park, keep up this kind of service and your going to really succeed.
